Start Now, Build in Spring: A Fall Timeline for Your 2027 Custom Home

When the days get shorter and the holidays approach, building a home can feel like something to think about "next year." Fall seems like a quiet season, a time to dream rather than act.

But the most successful custom homes we've built didn't begin with a shovel. They began with a conversation, months before any ground was broken. If you want to build a custom home in San Diego and move dirt in spring 2027, the time to start is now.

Here's why: design and permitting take time. When you work backward from a spring groundbreaking, October is the natural starting line. Below is a month-by-month look at how that timeline unfolds, and what happens at each step.

Your Fall-to-Spring Timeline

Every project is different, and your lot, your jurisdiction, and the scope of your home will shape the schedule. But this is the general path we follow with most clients who start in the fall.

October: Discovery & Vision

Everything starts with listening. We walk your property with you, whether it's a coastal lot, a hillside parcel with canyon views, or a teardown in an established neighborhood. We study the slope, the sun, the breezes, and the views you'll want to frame from every room.

Then we talk about how you actually live. Do you entertain often? Work from home? Want the kitchen to open straight onto the patio so dinner can drift outside on a warm evening? We gather your wish list, from must-haves to someday dreams.

We also have an honest budget conversation early. Knowing your investment range from day one lets us design a home that fits it, rather than designing first and trimming later.

November–December: Architecture & Design Development

This is where your home takes shape. Monty McCullough and our design team translate your vision into floor plans and exterior elevations, refining them with you through each round of review.

We pay close attention to how San Diego living really works: indoor-outdoor flow, natural light, privacy from neighbors, and outdoor rooms you'll use nearly year-round. By the end of this phase, we'll also set the material direction, from flooring and stone to windows, roofing, and exterior finishes.

December–January: Value Engineering & Cost Scheduling

Beautiful plans only matter if they can be built on budget. In this phase, we review the design line by line and look for smarter ways to achieve the same result.

That might mean adjusting a structural approach, choosing an equally beautiful material with a better lead time, or simplifying a detail that adds cost without adding value. The goal is never to cut corners. It's to protect your budget so the money goes where you'll see it and feel it every day.

Because our design and construction teams work side by side, our cost scheduling reflects real construction pricing, not guesswork. You'll go into permitting knowing what your home will cost to build.

January–March: Plan Check & Permitting

Once the plans are finalized, we prepare and submit the construction documents to the City of San Diego or the County, depending on where your property sits. Coastal lots, hillside sites, and certain neighborhoods may require additional reviews [VERIFY: which reviews typically apply to MDD's projects].

Plan check typically involves one or more rounds of comments and revisions before approval. Review times vary widely by jurisdiction and project complexity, often ranging from several weeks to several months [VERIFY: typical range for MDD projects]. Starting in the fall means this phase lands in winter, when you aren't losing prime building weather while you wait.

We manage the submittals, respond to comments, and keep the process moving so you don't have to.

March–April: Contractor Scheduling & Pre-Construction

While permits wrap up, we prepare to build. We lock in our trusted trade partners, schedule crews, and order long-lead items such as custom windows, doors, specialty finishes, and certain appliances. Some of these can take a few months to arrive [VERIFY: typical lead times for long-lead items].

We also prepare the site: surveys, utility coordination, and any clearing or demolition needed. When your permit is issued, we're ready to go.

Spring 2027: Groundbreaking

This is the moment everything has been building toward. San Diego's mild spring weather is ideal for foundation and framing work, and starting in spring gives your project a long, dry season of steady progress.

Because the planning is already done, construction can move with purpose. Most of the big decisions have been made, the budget is set, and the team has been working together since day one.

Why Design-Build Gets You There Faster

In the traditional approach, you hire an architect to design your home, then put the finished plans out to bid with builders. It sounds orderly, but it often isn't.

Bids can come back well over budget, sending the plans back for redesign. Builders may find details that are hard or costly to construct. Each handoff between separate teams adds time, and each misunderstanding adds cost.

As a design-build firm in San Diego, MDD Homes keeps design, value engineering, cost scheduling, and construction under one roof. That changes the timeline in a few important ways:

  • No bidding delay. Your builder is already on the team, so there's no waiting for bids after design is done.
  • Fewer redesigns. Construction expertise shapes the design from the start, so plans are buildable and priced realistically before they reach the city.
  • Overlapping phases. We can schedule trades and order long-lead items while permits are still in review, instead of starting from scratch afterward.
  • One point of accountability. You have one team, one conversation, and one partner responsible for the result.

With nearly four decades of experience, Monty McCullough has seen how much smoother a project runs when the people who design a home are the same people who build it. That continuity is why clients looking for a custom home builder in San Diego come to us, and why our tagline is simply: It's in the details.

What You Can Do This Month

You don't need finished plans or a final budget to get started. A few simple steps this October will set your project in motion:

  • Gather your inspiration. Save photos of homes, rooms, and details you love. Note what draws you to each one.
  • Write down how you live. Think about daily routines, entertaining, guests, hobbies, and how you want to use your outdoor spaces.
  • Pull together your property documents. If you own your lot, locate any surveys, title reports, or prior plans. If you're still shopping for land, we can help you evaluate a parcel before you buy.
  • Set a working budget range. It doesn't need to be final, but a realistic range helps us design the right home from the start.
  • Schedule a design consultation. One conversation can clarify your timeline, your options, and your next steps.
